Why 3 Is the Magic Number: Hotel Linen Par Levels Explained

9 October 2025

What Is the Best Practice Par Level?
When it comes to hotel and motel operations, your linen system can either save your team time—or create daily chaos. So what’s the industry standard?

Most accommodation providers work with a par level of 3 for bed linens:

  1. One set in use (on the guest bed)
  2. One set in the laundry
  3. One set in the linen closet, rested and ready

Some properties try to operate on a par level of 2 to reduce stock and cost. But this often leads to faster linen deterioration, higher laundry costs, and service issues. Here’s why a par level of 3 is the smart choice.

1. Rest Time Extends Linen Life

After laundering, cotton fibres are dehydrated and weakened. In fact, they can lose up to 20% of their strength when dry. That makes sheets more prone to fraying, tearing, and early replacement.

The good news? Cotton is hydrophilic—it reabsorbs moisture from the air. Giving your linen a 24-hour “rest” on the shelf lets the fibres rehydrate and regain strength. It also helps sheets feel softer and last longer.

A rested sheet is a better-performing sheet—and a longer-lasting one.

2. Lower Par = Higher Laundry Costs

When your linen stock is too low, housekeeping teams are forced to run smaller, more frequent loads. That creates:

  • More labour hours
  • Higher energy and water use
  • More chemical usage
  • Faster wear-and-tear on linen

In the long run, this doesn’t save you money—it drains your resources.

3. You Lose Your Buffer When Things Go Wrong

Imagine this: A washing machine goes down. A linen delivery is late. Or several unexpected early check-ins arrive. If you’re operating on a tight par level of 2, there’s no backup.

A third set gives you a 24-hour safety net to cover delays, issues, or operational surprises. In a business where guest satisfaction is everything, that extra layer of preparation makes all the difference.

So… Is the Third Set Really Necessary?

If your goal is cost-effective, low-stress operations and consistent guest service, then yes. A par level of 3 is not just a best practice—it’s an industry standard for good reason.

It protects your linen, your staff, and your guest experience.

Quick Tip for the Housekeeping Team

Label sets by room type (e.g., King, Queen, Single) and colour-code them for faster changes and sorting.
